Seven in ten homes sold above ₹1 crore. Premium boom accelerates.
Enquire NowDelhi-NCR's premium residential market outperformed the broader housing sector in Q1 2026, with housing sales rising 30 percent year-on-year. Homes priced above ₹1 crore accounted for nearly 71 percent of all residential transactions during the January-March quarter. This striking shift reveals a fundamental transformation in the region's real estate landscape—one driven by rising affluence, infrastructure maturation, and a fundamental reordering of buyer priorities. Growth was driven by higher incomes, infrastructure-led growth and sustained demand from affluent homebuyers. Developers stepped up supply, with new residential launches increasing 64 percent year-on-year, reflecting confidence in sustained demand despite early signs of moderation in the wider housing market. The data paints a picture of a market bifurcating—premium properties attracting capital and attention while affordable housing segments face headwinds. The infrastructure story matters here. The convergence of infrastructure-led growth, rising incomes, evolving buyer preferences and sustained NRI participation is likely to support the next phase of Delhi-NCR's residential market, with organised developers focused on execution and premium offerings expected to outperform. Dwarka Expressway, Southern Peripheral Road, and micro-markets in Gurugram's established zones are the focal points. Affluent buyers are motivated by growth in affluent population segments, higher disposable incomes, evolving preferences for spacious living environments in prime locations, desire for technologically sophisticated, future-ready residences, and lower sensitivity to short-term economic fluctuations. This buyer profile is fundamentally different from the mass-market homebuyer—they invest with conviction and hold for decades. Delhi-NCR recorded a substantial 12–15% annual growth in property values, leading price appreciation among major cities. This appreciation is especially pronounced in gateway micro-markets like Golf Course Road and the Dwarka Expressway corridor, where trophy projects command premiums. What's particularly notable is the emerging definition of luxury itself. For today's affluent homebuyer, the value of a luxury residence increasingly extends beyond the four walls of the home to encompass wellness, convenience, connectivity, design and community. Privacy has replaced noise, nature has replaced crowded towers, and the lifestyle experience has overtaken the master plan. For the elite homebuyer, particularly in metro cities like Delhi NCR, luxury is all about a wellness-driven, elevated way of life. Developers who understand this shift—who build thoughtfully, with low densities and premium amenities—are positioned to capture this demand.
