Why Global Brand Tie-Ups Are Redefining India's Luxury Housing Market

For decades, prestige in Indian real estate was measured in square footage and postcode. That calculus is changing fast. India has emerged as one of the top 10 global markets for branded luxury residences, with a projected growth of nearly 200% by 2031, according to Savills India. What was once a niche experiment confined to a handful of five-star-branded towers in Mumbai and Pune has become a genuine national trend, with developers across Delhi-NCR, Bengaluru, Hyderabad, and Goa signing licensing deals with names that once only appeared on hotel marquees. The numbers behind this shift are striking. Globally, branded residences continue to expand rapidly, with an estimated 910 projects in 2025 from 764 projects in 2024, projecting an annual growth of 19 per cent, and over 220 additional projects are already in the pipeline across 90 countries. Within this global supply, India ranks among the top ten global markets and stands sixth worldwide in branded supply, contributing nearly four per cent to global inventory as per Knight Frank. Analysts see this as more than a passing fad. The Asia Pacific region is poised to rival North America over the next decade, despite increasing market shares in the Middle East and Africa, and importantly, the appeal of resort-style living is driving this growth, particularly in the mid-scale to upper mid-scale segments, which are gaining traction among investment-focused buyers who increasingly favour rental programmes. The demand side of this equation is being fuelled by a rapidly expanding wealth base. India had 85,698 high net worth individuals with assets exceeding $1 million in 2025, representing a 6% year-on-year increase, with projections indicating this number will reach 93,753 by 2028. Even more telling, ultra-high net worth individual growth is expected to increase 50% by 2028, the fastest rate globally, according to Knight Frank, McKinsey, and BOF data. This affluent cohort is not just buying bigger homes; it wants curated, professionally managed lifestyles. Affluent homebuyers are looking beyond large homes and are seeking properties handled professionally, a demand reflected through the launch of 52,000 luxury homes in 2025, a 38 per cent yearly increase, as per CBRE, with this growth concentrated mainly in Delhi-NCR and Hyderabad. Gurugram, in particular, has become ground zero for this movement, and Signature Global's own recent move illustrates the trend from the inside. The Gurugram-based developer has entered a landmark tie-up with the Italian lifestyle marque Tonino Lamborghini. Signature Global announced an investment of Rs 29 billion to develop branded residential projects in Gurugram in partnership with the Italian lifestyle brand, with the project named Tonino Lamborghini Residences Gurugram spread across 12.4 acres in Sector 71 and comprising 812 luxury flats. The homes will come in three, four and four and a half BHK configurations located along the Southern Peripheral Road corridor, and the project carries an investment of around ₹2,890 crore, with an expected gross development value of ₹4,000 crore. What makes such tie-ups work commercially is a clear division of roles. Under the brand licensing agreement, Tonino Lamborghini will oversee design and lifestyle elements, while Signature Global manages development, execution, and sales. Design leadership sits with the brand's own creative team: creative direction for the scheme will be led by the brand's appointed design head, with the brief extending across façade, interiors and curated lifestyle spaces, and the masterplan itself leans heavily into hospitality-style programming, with a signature clubhouse and a grand reception lobby alongside a designer café, restaurant and banquet facilities, together with wellness amenities such as yoga areas, a swimming pool, a spa and a premium salon. Both sides of the partnership frame it as more than a marketing exercise. Signature Global's leadership described the collaboration in aspirational terms, noting that "by partnering with a global icon like Tonino Lamborghini, we are not just building apartments; we are creating a lifestyle statement that resonates with the ambitions of the modern Indian achiever". Tonino Lamborghini himself, marking the brand's residential debut in the country, said every project bearing his name represents a philosophy: "every project bearing my name goes beyond architecture; it represents a way of living, a personal idea of contemporary luxury rooted in craftsmanship, innovation, and my character". This is not an isolated bet for the company. Signature Global already controls a much larger canvas along the same corridor, where the company owns 25 acres of land at Southern Peripheral Road, Gurugram, to develop a large mixed-use project, having carved out 7 acres of land for branded homes, while the remaining 18 acres will comprise office, retail and hospitality spaces. On that separate branded-homes parcel, the company is targeting a branded luxury residential project on 7 acres with a total saleable area of 20 lakh square feet, with total revenue potential estimated at ₹5,000 crore. This scale of ambition is backed by real delivery history: as of December 2025, the firm had delivered 16.5 million square feet of real estate and in the last fiscal sold housing properties worth more than Rs 82 billion, while its position in the premium segment is already meaningful, with a reported market share of 13 per cent in the National Capital Region and 20 per cent in Gurugram for the Rs 20 mn to Rs 50 mn price band. For homebuyers, the branded-residence wave changes what to look for on a site visit. Beyond the name on the gate, the real value lies in operational standards, design consistency, and resale liquidity that a recognised brand can underwrite. As developers in India increasingly partner with global labels, offering curated living experiences backed by brand credibility, premium finishes, and high resale value, buyers get an additional layer of assurance that amenities, facade quality and lifestyle services will match a documented brand standard rather than a one-off promise. With Gurugram established as the primary hub for high-end developments, buoyed by major arterial corridors like the Dwarka Expressway that facilitate connectivity and enhance the desirability of adjacent land parcels for premium developers, the city looks set to remain the proving ground for India's branded residence story over the next few years.
