Global brands are moving into Indian homes, one lobby, one logo at a time.
Enquire NowWalk into a premium residential lobby in Gurugram, Mumbai or Bengaluru today and you might find a concierge desk that feels closer to a five-star hotel than an apartment complex. That is not an accident. It is the branded residences boom, and it is rewriting the rules of Indian luxury housing at a pace few analysts predicted even three years ago. Savills has recorded a 55 per cent increase in branded residences with supply across Asia-Pacific over the past five years, and India is among the key growth markets, reflecting growing confidence and rising demand from high-net-worth buyers. The numbers tell a story of momentum rather than a passing trend. Globally, branded residences continue to expand rapidly, with an estimated 910 projects in 2025 up from 764 projects in 2024, projecting an annual growth of 19 per cent. Closer home, India now ranks sixth in total supply worldwide, and within the country, Gurgaon is leading the pack. Delhi-NCR and Hyderabad lead India's branded housing growth, positioning the National Capital Region as ground zero for this new wave of luxury living. What exactly counts as a branded residence? These are homes associated with hospitality brands, luxury fashion houses, design studios or lifestyle labels, offering buyers a hybrid proposition of real estate ownership combined with branded services, aesthetics and management standards, with structures ranging from hotel-managed residences to design-led projects. The collaborations reading like a luxury who's-who: M3M India is reportedly planning a project with Lebanese fashion designer Elie Saab, Whiteland Group has partnered with Marriott International for Westin Residences in Gurugram, Atmosphere Living in Bengaluru is teaming up with Italian wine label Bottega Spa, while Dalcore collaborates with YOO for its Gurugram development. Signature Global itself has entered this arena in a significant way. The company has tied up with Italian lifestyle brand Tonino Lamborghini to develop a luxury housing project in Gurugram with an investment of nearly Rs 2,900 crore, named "Tonino Lamborghini Residences Gurugram," spread across 12.40 acres and comprising 812 luxury flats in Sector 71. Notably, the partnership marks Tonino Lamborghini's entry into India's residential real estate market. This move sits alongside the company's broader expansion; Signature Global is also set to launch a branded luxury housing project in Gurugram with an estimated ₹5,000 crore revenue potential, alongside a ₹7,500 crore mixed-use commercial joint venture with RMZ Group. So why are buyers willing to pay for a logo? The premium is not just perception, it shows up in hard pricing data. Homes connected to an international brand often command 20-35 per cent higher pricing compared to similar non-branded luxury projects in the same area. That premium is being tested by real sales: M3M India's recent sell-out of Jacob & Co branded residences at a record ₹40,000 psf in Noida underscores this demand. Industry leaders see this as a structural shift rather than a fad. As Rajat Khandelwal, Group CEO of Tribeca Developers, states, the demand for branded luxury homes is the future of ultra-premium real estate, driven by buyers seeking curated experiences and prestige. The shift is underpinned by a broader change in what Indian buyers value. Housing sales volume actually declined by 8 per cent in 2025 even as the value of sales increased by 15 per cent, with affluent buyers likely to spend more for a unit that combines luxury housing with established global brands compared to a unit without such amenities. Consultants echo this: by 2026, purchasers are increasingly intentional in their selections, looking for homes with internationally recognised living standards, professionally managed residences, and hotel-like service. Capital is following the buyers. Institutional investors are also putting serious money into this segment, with real estate investments in India crossing USD 7.5 billion in 2025, the highest so far, a significant portion of which is going toward premium and branded residential projects. For homebuyers, this matters beyond bragging rights. A branded tag typically comes with a defined service charter, standardised facility management, and a brand's reputational stake in maintaining quality over the years, something that can support long-term resale and rental value. But experts caution that the brand name alone is not a guarantee. As branded residences gain ground in India's luxury housing market, buyers are paying hefty premiums for global names, yet services, contracts and developer credibility matter more than logos. Before signing on, buyers should scrutinise the management agreement, understand exactly which services are contractually guaranteed, and evaluate the developer's own execution track record rather than relying purely on the brand's global reputation. For a segment growing this fast, due diligence remains the buyer's best asset.
